📝 From the seller (as posted)

“I have 66 acres in kitui east zombe area with a river passing on it,with a servant quarter house,a decent toilet and bathroom, and a well which is still constructed,a good area for settlement, farming and grazing animals. the land as a ready title deed, and road passing by and electricity. the owner is asking for 110k per acre but still you can negotiate a bit,”

💼 Area economy

Zombe is a dryland mixed-farming area. Realistic activities are rain-fed sorghum, millet, maize, beans, pigeon peas and cassava, plus goats, cattle and sheep. Livestock is more dependable than rain-fed cropping, but drought can reduce pasture, water and sale prices. Zombe market is reported as a Tuesday market, with livestock the dominant trade; agricultural produce is also sold. Land cannot reliably support irrigated horticulture or intensive cropping without a proven water source, storage and pumping.

The documented local market is Zombe, with Tuesday identified as its market day in a published account. County planning documents also identify Mwitika and Kikuu markets and propose market improvements, slaughterhouse facilities and stock yards. This supports local livestock and produce trading, but does not prove daily buying, stable prices or a formal wholesale chain. Ask locally which traders collect goats, cattle, grain and produce, and whether the market operates during drought or heavy rain.

Chuluni–Zombe B87 road works were under inspection in July 2026 Ongoing

The 25 km Chuluni–Zombe road was being inspected while works continued. It may improve access near the corridor, but a plot does not automatically gain all-weather frontage, a tarmac connection, or lower transport costs; verify its actual access road and road-reserve position.

Kitui County tendered sand-dam works for Zombe/Mwitika Ward Completed

A county programme recorded construction of the Kombuni–Kwa Mumo sand dam in Zombe/Mwitika Ward, with the listed 2024/25 budget fully absorbed. This may improve nearby seasonal water access, but it is not a guarantee of year-round domestic water or irrigation; verify the structure and yield on site.

Chuluni–Zombe B87 road upgrade was listed for evaluation Planned

The proposed 25-kilometre Chuluni–Zombe road upgrade is not evidence of a funded or imminent tarmac road. Buyers should value current access, not projected appreciation, and ask the county or roads authority for the latest tender, alignment and land-acquisition position.

Acacia EPZ states that it buys qualifying gum arabic collected in Kenya Ongoing

This creates a possible market for suitable Acacia-based production, but the buyer requires quality-compliant gum and does not guarantee collection from Zombe. Land buyers should confirm species, harvesting rights, training, aggregation and transport costs before treating gum arabic as income.

Kenya Forestry Research Institute support is linked to gum-arabic quality systems Ongoing

Acacia EPZ says its collector training and quality-control system was established with KEFRI technical support. This supports a potential tree-based enterprise, but it does not prove that KEFRI operates a buyer or station in Zombe; ask locally and verify current extension contacts.
