Land for sale in Kiboko
Area-level guidance from public records — not a survey of this parcel.
💼 Area economy
Kiboko is a dryland farm-and-roadside-trade location, not a reliable rain-fed horticulture estate. In Kibwezi West, green grams and cowpeas are documented crops; county lowland systems also include sorghum, millet, pigeon peas, mangoes, citrus, pawpaw and watermelons. Cattle, goats, sheep and poultry are established enterprises. The nearby ICRISAT station supports dryland-crop research, but it does not create a guaranteed buyer. Budget for water storage/irrigation before intensive crops; ask locally about theft and grazing pressure.
Kiboko has an existing open-air market and an existing livestock yard shown in the county plan. County ward priorities identify Thursday as the market day for Kiboko and Makindu. The plan proposes, rather than confirms, a modern market, agricultural storage facility and livestock market. Do not price land on the assumption that those proposals are funded or operating. For bulk produce or livestock, verify actual Thursday attendance, trader volumes, weighing, cold storage and lorry collection before buying.

County records show works ongoing in Makindu Ward. It may improve local water access, but it does not guarantee a connection, pressure, or irrigation supply to any particular plot; confirm the route and connection terms.

Until works are awarded and completed, do not price land on reliable dam water or assume year-round irrigation water.
Source: Makueni County Projects Dashboard · Jan 2026The county cabinet approved a Kiboko local physical and land-use plan for Assembly submission. This can affect permitted uses, road reserves and plot regularisation. It does not itself issue a title or approve construction; check the adopted plan and survey status.

This improves the planning base, not utilities or plot ownership. A buyer still needs an official search, beacon check and confirmation of zoning, access road and any public reserve.
Source: Kiboko Town Planning · Aug 2024The county reported completion of this project serving parts of Kikumbulyu North, Makindu and Nguumo. It strengthens the wider Kibwezi West water network, but it does not prove that a Kiboko parcel has a connection, adequate supply or water rights.
