Land for sale in Sosoma Road
Area-level guidance from public records — not a survey of this parcel.
💼 Area economy
This is a dryland crop-and-livestock area, not reliable high-input rain-fed farming. County assessment identifies green grams, cowpeas, pigeon peas, sorghum and millet as better moisture-stress crops; maize and beans often perform poorly. Livestock includes goats, cattle, sheep, donkeys, poultry and bees. Sosoma has a proposed honey-processing plant, not evidence of an operating plant. Ask locally about grazing access, livestock disease controls and buyers before pricing livestock land.
Sosoma is listed for market-shed construction in the county plan; this does not confirm the facility is complete or trading volume. Nguni market is a documented Monday market day. The county plan also proposes Kithumula Saturday market day and sheds at several Nguni-ward centres. County food-security reporting lists Nguni, Ukasi and Mwingi among functioning markets and identifies cattle, goats and sheep as traded livestock. Confirm actual market days, fees and lorry collection schedules on site.

The county advertised two FY2025/26 sand dams in Ngomeni Ward. These are tender-stage projects, not evidence that a Sosoma parcel has water. A sand dam also needs a suitable seasonal-river site and community arrangements; confirm distance, yield and dry-season access locally.

This does not prove water reaches your land; confirm the dam’s catchment, yield, access rules and dry-season performance locally.

Source: Proposed Grading and Construction of a Drift at Thunguthu River, Nguni–Kalwa Road · Apr 2025KeNHA issued a performance-based maintenance tender for the 64 km Mwingi–Ukasi A3 section. This may support access toward Sosoma via Ukasi, but it is maintenance, not a new all-weather access road to every plot; inspect the final approach road in both rainy and dry conditions.

A plan is not proof of construction, so land off Sosoma Road cannot be assumed to have a graded, murramed, or passable access route; verify works and legal access on site.
