Land for sale in Nguni

💼 Area economy
The local economy is dryland mixed farming and livestock, not dependable high-rainfall agriculture. Green grams, cowpeas, sorghum, millet and pigeon peas are the better fit; maize and beans commonly underperform when rains end early. Cattle, goats and sheep are traded, and Nguni is a recognised market centre. Do not assume a rain-fed maize crop will pay for the land: the 2025 county assessment recorded poor rainfall and crop failure pressure on household food stocks.
Nguni is listed by NDMA as a key market in the marginal mixed-farming zone; cattle, goats and sheep are the principal livestock traded. A May 2019 local report identifies Monday as Nguni Market’s market day. Treat that day as unverified for a purchase decision: market schedules and trading volumes can change. Nuu, Mwingi, Ngomeni and Tseikuru are alternative documented markets, but no reliable current market days were found for them.

Kitui’s 2025 budget review records spending on construction services for the Kivou–Kwa Kitheka sand dam in Nguni Ward. This does not prove water reaches your land; confirm the dam’s catchment, yield, access rules and dry-season performance locally.

This supports regional access via Mwingi, but it does not make Nguni’s feeder roads tarmac or flood-proof.

It is a Lower Eastern water project, not evidence of a pipeline or irrigation connection in Nguni; do not price land as if dam water is already available there.
