Land for sale in Ukasi

💼 Area economy
Ukasi sits in Kitui’s marginal mixed-farming economy. Real crops include green grams, cowpeas, sorghum, millet and maize; maize and beans often perform poorly in dry seasons, so this is not dependable high-yield rain-fed farmland. Cattle, goats and sheep are traded. Ukasi is a main local market and its documented market day is Tuesday. Ukasi market has planned upgrading and a proposed livestock market/slaughterhouse, not proof that these facilities are complete.
Ukasi is identified by NDMA as a main market in the marginal mixed-farming zone, alongside Nguni, Nuu, Ngomeni and Tseikuru. A documented rotational market schedule places Ukasi on Tuesday. Buyers should treat it as a periodic local trading point, not a daily wholesale market. A national government tender issued in 2024 proposed an ESP market at Ukasi with stalls, parking and sanitation works; this was procurement, not confirmation of completion.

County planning lists grading/opening of several Ukasi-area roads and upgrading Ukasi market, street roads and lights. These are proposals, not proof of a tarmac road or completed utilities. Buy only after checking the exact access track and works status locally.

It does not make a private plot water-secure: verify borehole yield, water quality, pipeline route, connection approval and dry-season reliability.

This supports regional access via Mwingi, but it does not make Nguni’s feeder roads tarmac or flood-proof.
